Opportunities in the current market

Savvy investors call this the best buying period of our lifetime.  Indeed, compared to five years ago where many are being priced out of the market, today’s market offers various advantages.

Adjusted for inflation, housing prices in some metropolitan statistical areas have fallen back to levels not seen since the 70’s.

Investors can purchase properties at prices that will immediately cash flow.  With prices at record lows and increased competition for rentals due to qualification barriers, new landlords are realizing increased profits.

The Obama stimulus of providing $8000 tax credit to first time home buyers has sparked the increase in home sales in 2009 and will continue to improve when the government extends the tax credit to 2010.

Though investors are unable to participate in such programs,  purchasing reo’s at a discount then selling it to the first time home buyer at profit is now the norm.   Investors with cash can easily pickup bulk reo’s then offer at slightly lower than market price still provides a decent margin.

For the average home seller sitting on their properties for months without offers, seller financing can become key to attracting buyers more so on the high-end of the market.

Offering to pay all of the closing cost for a potential buyer offers great incentives for buyers reducing cash required to bring to closing.

Another powerful strategy include subject-to offers contingent upon loan modifications and negotiating substantial discount for subordinate financing.

If one can overcome fear of getting involved, this market offers the best time to invest in real estate.  Knowledge and education are essential keys to success, however, taking the next step and taking action provides more invaluable lessons only experience can give not to mention the boost in confidence to do more.
